Roof Replacement, Epsom, Surrey

Fred and Joan had lived in their semi-detached home in Epsom for decades, but in that time had never had cause to replace their old roof tiles and woodwork.

The roof was now showing its age: The tiles were loose in many places and cracked in others, the flashing around the chimneys was no longer tightly sealed, and the old battens were worn and brittle, explaining the loosening of so many tiles.

The couple were concerned that an entirely new roof would have to be built, but when they invited us over for a roof inspection and estimation we explained that the rafters were in good condition, but were susceptible to water damage if the tiles and flashing weren’t replaced.

We fit the couple in as soon as possible to take advantage of the good weather and soon had a scaffold encircling the roof. The tiles were removed in stages so that the battens across the rafters could be carefully taken out and a breathable membrane put in place to protect the loft space but also allow ventilation.

The new battens were then carefully fixed to the rafters and the new clay tiles placed over them, simultaneously new flashing was carefully fixed in place at the base of the chimneys.

Once the three roof-faces had been tiled the ridge tiles were installed with a dry-ridge system, which is highly effective at keeping out moisture and preventing wind damage whist still providing ventilation and eliminating the need for mortar.

The new clay tiles, flashing and dry-ridge system will last for decades to come, and Fred and Joan are delighted with their modern new roof.
